This website your-homehub.com is an online platform (the “Platform”) which connects owners of UK properties wishing to list their UK properties for sale (“Sellers”) to potential buyers (“Buyers”) and which allows for the sharing and advertising of information and referrals with solicitors and other professionals in the UK property industry (“Advisors”).
In these terms, “Property” refers to any property listed on the Platform.
This Platform is owned and operated by Your Homehub Limited (“we”, “us”, or “our”), a limited company registered in England under company number 16617887. Our registered office address is 2 Beverley Court, 26 Elmtree Road, Teddington, TW11 8ST.
These terms apply to all services provided or arranged by us to users of the Platform including Sellers and Buyers (the “Services”). Separate terms will apply in respect of Advisors.
In these terms “you” or “user” refers to Sellers or Buyers (as appropriate) using the Services.
Please read these terms carefully, to ensure you understand them. These terms relate to your use of the Platform and/or when you create account on the Platform (“Account”), and may be varied at any time by posting amended terms on the Platform.

2. The Services
The following Services will be provided to you as a Seller, or as a Buyer.
The Platform provides a marketplace for Sellers to list properties and for Buyers to view those listings. The Platform does not arrange property viewings, nor does it assume any responsibility for the health, safety, or conduct of Buyers or Sellers during any in-person meetings or viewings. All arrangements are made directly between Buyers and Sellers at their own risk. We strongly recommend that Buyers and Sellers take reasonable precautions when meeting in person, including but not limited to:
avoid meeting alone where possible; consider bringing a friend or family member;
arrange meetings during daylight hours in safe, public locations whenever feasible; or
inform a trusted person of your meeting details, including time, location, and who you are meeting.
Buyer
Buyers will view Property listed on the Platform (“Listing”) and other information listed on the Platform, and be able to contact Sellers regarding a Listing, request viewings of Property via that Platform and negotiate offers relating to Property directly with Sellers via the Platform. The users will need to use their independent judgement and may need to instruct an independent expert (such as an Advisor) in relation to the negotiation of offers and/or terms of sale and purchase relating to Property or elsewhere. Please note that we are not Advisors and are not responsible for the outcome of any negotiation or for any terms included or agreed on the Platform. Sellers
Sellers will be able to create Listings for Property. The number of Listings they will be entitled to create may be varied depending on the level of subscription they have (please see clause 4 for details of the levels of subscription available).
Each Seller agrees that, they own the Property in their Listing and can enter into these terms for the purposes of selling such Property.
All the information you provide when creating your Account and Listing(s) must be true, accurate and not misleading. You will be required to create a password and you should take care that your password is protected at all times. The protection of your password is your responsibility and you are solely responsible for the unauthorised use of your password or unauthorised access to your Account. We may suspend or terminate your access to the Platform at any time without notice.
3. Registration Process
You can view Listings via the Platform without an Account on the Platform, but to use our other Services, you will be required to register and create an Account on the Platform.
To create an Account, you must: a) be at least 18 years of age; b) if you are a business, be authorised by the company or organisation that you work for to create an Account, create a Listing or make an enquiry about a Listing; c) have authority to arrange for the sale or purchase of the Property.
In order to register, Sellers may be required to need to and complete a registration form (“Registration Form”) to be pre-approved by us.
If we required that a Registration Form is completed we will then carry out due diligence on the Seller, in order to approve or reject their registration.
If the Seller is rejected, they will not be able to register for the Platform.
4. Subscription
We may offer different levels of subscription (“Subscription”) available to each of Buyers and Sellers. Certain tiers of Subscription may be subject to payment of a subscription fee via our credit or debit card processors.
We may provide further products and services (whether as part of the current Subscription tiers or as separate products or services), alter Subscription tiers, change the functionality of the Service, and amend these terms accordingly.
5. Listing Standards
We will request certain information from Sellers in relation to their Listings, which you must provide at any time on our request. Sellers agree to comply with our minimum standards for Listings (the “Listing Standards”), including:
full particulars of the Property including size, general location, number of bedrooms, reception rooms, bathrooms etc.;
clear photos of each room of the Property and outside space (e.g. gardens, driveways) relating to the Property;
any available outside space and access requirements relating to the Property;
information relating to parking;
such other information as we reasonably request or specify.
We reserve the right to approve, decline or amend the Listing and any information you provide to us in relation to the Listing. You may be liable to a Buyer if the information you provide is inaccurate, incomplete or misleading and we do not accept any responsibility or liability for inaccurate, incomplete or misleading information provided in relation to Properties or Listings on the Platform.
If you list more than one Property then (for the avoidance of doubt) these terms shall apply equally to each of your Properties.
6. Seller obligations
Each Seller must:
use all reasonable endeavours to honour all viewings relating to their Property with Buyers;
ensure the Property is in line with the details presented on the Listing;
ensure that all information contained on your Account and any of your Listings that is provided to us for inclusion on the Platform is true and accurate in all respects and could not in any way be construed as misleading to Buyers (or other users);
ensure the information in your Listings is regularly updated;
deal with all Buyers (or other users) in a professional and courteous manner and in such a way as to not cause any harm or damage to our reputation;
deal with all queries from Buyers (or other users) relating to a Listing in a prompt and satisfactory manner;
settle any disputes that may arise with a Buyer or other user including taking such action as is necessary to bring the dispute to a satisfactory conclusion as soon as practicable.
Each Seller agrees and warrants to us that:
they own the Property;
any joint owner or joint owners have authorised them to enter into these terms;
they agree that any obligations and liabilities owed by them as the owner of the Property under these terms shall be owed by all owners jointly and severally;
7. Money Laundering Regulations
If we are required to undertake mandatory reporting, record-keeping and client identification procedures, we will need to verify your details electronically which may include, where the Seller is a company, identifying parent companies, major shareholders, beneficial owners and directors. On occasions we may need to ask you for ID documents to ensure we comply with the relevant regulations. Where such information is requested, you agree to provide such information promptly. We will not be liable for any delay in the performance or any failure to perform the Services which may be caused by your failure to provide information to us.
8. Cancellation of Subscription
All users can cancel their registration at any time, by contacting us at enquiries@your-homehub.com [or via the Account tab available on their dashboard] when accessing the Platform.
If you are a consumer and you are using the Platform for personal use then you may cancel your Subscription under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 by notifying us by email within 14 days of our email to you confirming that your Subscription has started. Please see our returns and Cancellation Policy which explains your right to cancel a Subscription as a consumer within this 14-day period and how you can exercise that right. Please note that if you have a paid Subscription you will not be entitled to a refund for any period of the Subscription which has elapsed when you tell us that you would like to cancel.
If you are a consumer and you wish to cancel your Subscription more than 14 days following the start of your Subscription to do so at any time.
9. Use and Abuse of the Services
Please note that the Services are strictly for the purposes of providing and viewing information in relation to Property and relevant Advisors.
Any content posted or published by you using the Services will be your personal responsibility. You will be personally liable for claims relating to negligence, defamation, breach of intellectual property, privacy or any other claim arising from your content.
You may not publish any illegal, offensive, inaccurate, misleading, defamatory or fraudulent content. If any such content is published by you or if in our opinion any content is published by you which damages our goodwill or the goodwill attaching to the Services we reserve the right at our discretion and without notice to take such action as we deem necessary including removing the content from the Services and terminating your registration.
You agree that you will not:
solicit log-in information or access an account belonging to someone else;
bully, intimidate, or harass any user of the Services;
do anything illegal, unlawful, misleading, malicious, or discriminatory using the Services;
do anything to suggest, express or imply that statements made by you are endorsed by us;
impersonate any other person whether or not that other person is a user of the Service.
We also reserve the right at our discretion to remove any content from the Services, terminate your registration and/or subscription and restrict your access to our services at any time for any reason.
In the event that you are informed that you will no longer be entitled to access the services you will not be entitled to register again and you will no longer have permission to use the Services.
If you come across any offensive, inaccurate or damaging material on the Services or if you are subject to any form of abuse or harassment we ask that you contact us immediately.
You agree not to upload any files or post or publish any on the Services that contain viruses, corrupted files, or malicious code or any other similar software or programs that may damage the operation of another’s device.
10. Intellectual property
We hereby grant a non-exclusive, non-transferable licence to access the Platform (or, in the event that any applicable application software is released, to download a copy of such software) and to use the Platform in order to use the Service. We reserve the right to terminate this licence if you are in breach of these terms. You may not transfer this licence.
You may not use, copy, modify or transfer the Platform or any materials or documents we have supplied to you except as expressly set out in these terms. You may not translate, reverse engineer, decompile, disassemble, modify or create derivative works based on the Platform, except as expressly permitted by law.
By providing content for distribution by our Services you expressly grant us a royalty-free, perpetual, irrevocable licence to use such content in order to deliver the Services to you.
“[TBC]” and its associated devices are our registered trade marks. Our registered trade marks are included under UK trade marks numbered [TBC].
The Platform together with the format and content of the Services is protected by copyright and we reserve all rights in relation to our copyright whether owned or licensed to us and all rights are reserved to any of our registered and unregistered trademarks (whether owned or licensed to us) which appear on the Services.
The Platform and Services may not be reproduced, duplicated, copied, sold, resold, visited, or otherwise exploited for any commercial purpose without our express written consent. You may not systematically extract and/or re-utilise parts of the contents of the Platform by any means whatsoever, including by using automated computer programs (including spider or other web crawler programs), without our express written consent.
Any use of the Platform in a manner which is not consistent with this clause shall amount to a misuse of the Platform.
11. Notice and take-down
We will make all reasonable efforts to delete accounts which are being used in breach of our terms and to identify and remove content that is defamatory or infringing on intellectual property rights when we are notified, but we cannot be responsible if you have failed to provide the relevant information.
In the event that you believe that an account is being used in an inappropriate manner or that any content which is distributed using the Service is defamatory or infringing on intellectual property rights you should notify us in writing either by email to enquiries@your-homehub.com. including the following:
Your full name and contact details, including postal address, telephone number and e-mail address;
The location where the defamatory or infringing content appears;
The content that you believe is defamatory or infringing on intellectual property rights;
The reasons that you believe the content is defamatory or infringing on intellectual property rights;
A statement confirming that you are authorised to act on behalf of the claimant or rights holders; and
A signed declaration truth in respect of the information in the notice.
Any statement made under this clause may be used in court proceedings.
12. Complaints and disputes
Both Sellers and Buyers agree that if any dispute arises between any users of the Services concerning a Listing, or any other aspects relating to their use of the Services, then the all such disputes will be dealt with between the parties concerned.
Any agreement reached between the parties in respect of a dispute may be communicated to us.
In the event that any minor disputes arises between users, we may, at our discretion, offer certain limited mediation services in relation to any such disputes, but we will not be obliged to provide this service.
The Services are for information only, and cannot be relied upon in relation to:
its accuracy or completeness in connection with any Properties or Listings (as such information is provided by the relevant Sellers and not us); or
the sale or purchase of any Property.
All users will need to carry out their own due diligence in relation to any Property or Listings. Users who wish to proceed with a purchase of Property are required to instruct their own solicitors and other advisors to provide advice in relation to any Property or Listings. We do not accept any responsibility or liability for inaccurate, incomplete or misleading information provided in relation to Properties or Listings on the Platform.
While the Platform contains links to other sites and resources provided by third parties, these links are provided for your information only. Such links should not be interpreted as approval by us of those linked websites or information you may obtain from them. We have no control over the contents of those sites or resources.
We do not guarantee that the Platform will be secure or free from bugs or viruses. You are responsible for configuring your information technology, computer programs and platform to access our Platform. You should use your own virus protection software.
We will not be liable to you in the event of a claim by a Seller or Buyer against you and, save that we may be liable to you if such a claim arises due to our negligence (in the circumstances set out in clause 13.8 below).
We will not be liable to you for any business, financial or economic loss or for any consequential or indirect loss such as loss to reputation, lost bargain, lost profit, loss of anticipated savings or lost opportunity arising as a result of any Services we provide to you under, or in any other way connected with, these terms (whether suffered or incurred as a result of our negligence or otherwise) except in the case of fraud, wilful concealment or theft.
No claim may be brought against us by a Seller or by a Buyer more than six months following the later of either:
the date on which the Listing to which such claim relates was last promoted on the Platform; or
the date upon which the Property was sold (where applicable);
We will not be liable for failure to meet our obligations under these terms if we are prevented from doing so due to circumstances beyond our reasonable control.
Nothing in these terms limits or excludes our liability for death or personal injury arising as a result of our negligence or the negligence of our employees, agents, or self-employed contractors or for fraud or fraudulent misrepresentation.
14. Data Protection
We agree to comply with our obligations under all applicable laws and regulations relating to data protection and privacy as may be applicable from time to time, which at the date of these terms means the UK General Data Protection Regulation, EU General Data Protection Regulation (where applicable), Data Protection Act 2018 the Privacy and Electronic Communications Regulations 2003 (SI 2003/2426), and any successor legislation (“Data Protection Legislation”).

15. Confidentiality
Each user agrees with the other not to divulge or allow to be divulged any confidential information relating to any other user’s business or affairs or our business or affairs other than to its employees, associates or contractors (if any) who are subject to appropriate non-disclosure undertakings (if required), or where the other user has consented to such disclosure or where required by law to make such disclosure.
The preceding clause will not apply to any information which is: a) trivial or obvious; b) already in its possession other than as a result of a breach of this clause; or c) in the public domain other than as a result of a breach of the applicable confidentiality undertaking.
16. General
You shall comply with all foreign and local laws and regulations which apply to your use of our Services in whatever country you are physically located.
If any provision of this agreement shall be found by any court or administrative body of competent jurisdiction to be invalid or unenforceable the invalidity or unenforceability of such provision shall not affect the other provisions of this agreement and all provisions not affected by such invalidity or unenforceability shall remain in full force and effect. The parties hereby agree to attempt to substitute for any invalid or unenforceable provision a valid or enforceable provision which achieves to the greatest extent possible the economic legal and commercial objectives of the invalid or unenforceable provision.
These conditions are governed by and construed in accordance with the laws of England and Wales. You agree, as we do, to submit to the exclusive jurisdiction of the English courts.
If you breach these terms and we decide to take no action or neglect to do so, then we will still be entitled to take action and enforce our rights and remedies for any other breach.
We will not be responsible for any breach of these terms caused by circumstances beyond our reasonable control.
We may make changes to the format of the Services, or to the Platform’s content at any time without notice.
